Carbon Monoxide (CO2) Alarm Legislation 2022

The Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 will come into force on 1 October 2022. From that date, all relevant landlords must ensure at least one smoke alarm is equipped on each storey of their homes where there is a room used as living accommodation.

We will be adding a charge of £48 incl VAT per Alarm to your account between 1st and 7th September 2022. 

This covers 1 alarm, you may need others should you have living accommodation on multiple levels of the property. We will arrange to have it installed and added to your Property's Inventory going forwards. Additionally, we will track the age of each unit. 

"A combustion appliance is an apparatus where fuel is burned to generate heat for space heating, water heating, cooking or other similar purpose. The appliance does not include systems to deliver fuel to it or for the distribution of heat. Typical combustion appliances are boilers, warm air heaters, water heaters, fires, stoves and cookers."

This provides a 10-year sealed lithium battery. Never Change a Battery. We will organise everything for you to cover your landlords obligations under the changes in the legislation.

The alarm will be compliant with British Standards BS 50291. We are suggesting we use the 10 year 'battery-for-life' version as they are better than replacement battery versions which need replacement each year. Replacing batteries every year is cost prohibitive and creates unnecessary work as tenants often refused to replacement them. They will be checked at each check-in and check-out for functioning and it is the tenants responsibility to notify if they are not-functioning during a tenancy.
