Landlord Management

Property Management

Ezytrac’s team are all specialists in each aspects of property management. Qualified and experienced, we use our massive scale to manage your property with a long term view and ease of ownership.


  • In case of rental dispute, we will prepare all the relevant evidence to present to the DPS arbitration service.
  • Lodge all meter readings from move-in to move-out periods.
  • Conduct annual rent reviews in line with current market valuations.
  • We organise inventories at the start of the tenancy and check outs at the point of vacating.
  • Our maintenance department has a national database of the best contractors and ensure that work is done cost effectively and efficiently.
  • Can organise all compliance, ensuring the property is in line with legislation.
  • We organise annual gas safety checks and arrange for Energy Performance Certificates.
  • Provide a bespoke tenancy agreement that has been approved by a solicitor to provide protection for landlords and tenants.
  • Ensure all Tenants take our Tenants Liability insurance.
  • Organise any remedial/maintenance works up to £300 without having to disturb the landlord.
  • We can arrange PAT testing and Periodic Electrical tests.
  • Organise quarterly/interim property inspections if required by the landlord

Tenant Management

Tenants are more experienced and enlightened than ever, having so much support from tenant interest groups. So making sure your tenant management is spot-on is essential to happy tenants and compliant tenancies.


  • Collect monthly rent and chase any arrears with the tenants – if the tenant does not respond we pursue any guarantors on the account
  • If an applicant can’t move into a property within 3 weeks of applying, we always take a Holding Fee to ensure that, if there are any problems, the landlord is protected
  • When tenants renew onto a fixed term contract we can conduct in-house referencing and produce a renewed tenancy agreement if required.
  • In the unfortunate circumstance of a tenant falling into arrears, we can serve a section 8 notice and recommend a solicitor to attend to the eviction process
  • Our ‘out of office hours’ emergency helpline ensures that tenants can contact us 24/7.
  • We can add to the rent in lieu of a ‘Pet Fee’ for protection against any damage from pets during a tenancy
  • Notify local authorities of any change of tenancy to ensure tenants fulfil their legal responsibilities
