A holding deposit of 1 weeks rent (Rent per calendar month x 12 / 52) will be taken in order for you to reserve the property and for us to begin referencing.
The holding deposit will be withheld if any of the following occur:
Failure of Right to Rent check
Provision of false or misleading information
You (or any relevant person including guarantor(s)) withdraw from the tenancy.
Failure to sign the tenancy agreement within the agreed time frame.
Failure for the guarantor to sign the tenancy agreement within the agreed time frame.
DURING YOUR TENANCY
Unpaid Rent: On unpaid rent interest will be charged at 3% above Bank of England base rate from the rent date due. This fee will be strictly enforced once the rent is 14 days late.
Lost Keys and Security Devices: You will be held liable for the cost of replacing any lost keys or security devices. If a lock change is required, then you will be held liable for the cost of the new lock and replacement keys.
Change of Tenants/Sharers: A fee of £50 (inclusive of VAT) will be charged per replacement tenant to cover the cost of obtaining the landlords consent, referencing, conducting Right to Rent checks and for production of new legal documents.
Change of Contract: A fee of £50 (inclusive of VAT) will be charged for each agreed change to the tenancy agreement to cover the cost of obtaining the landlords consent and for production of new legal documents.
Ending Tenancy
Early Termination: If you would wish to end the tenancy early before a break clause or notice period would allow, then you will be liable for the costs of re-letting the property to a new tenant(s). You will also still be responsible for any rent due until a new tenancy begins or until the break clause/notice period has expired, whichever is sooner.
