WHICH INSURANCE PROVIDER DO WE USE?
The provider we use varies depending on the value of the rent and type of insurance you want. Needless to say they are all recognised brands. The insurance is taken out in Ezytrac's name and in favour of your property. So we will take care of lodging claims for you.
WHAT IS RENT PROTECTION AND LEGAL EXPENSES INSURANCE
Rent Protection and Legal Expenses Insurance does exactly what it says on the tin - it protects the income (rent) of a property that has been let to a tenant. Sometimes things can go wrong - even when you’ve taken measures to protect yourself.
Rent arrears can be disastrous for a landlord, who might rely on this income to pay a buy-to-let mortgage. We’ll often settle a dispute in rent arrears or damage to a property outside of the legal system and, by taking out our insurance policy, we handle the time-consuming task of making a settlement. With our policy, landlords will always get the income they expect and, if they need legal representation to recover it, our policy can help.

- Vacant possession cover of up to 3 months’ rent at 75% following eviction

Key Conditions
All claims must be notified within 90 days of rent first being in arrears, claims notified after 60 days will have one month’s rent deducted from any payment.

A Statement of Fact records the information notified to Aviva and facts assumed about You and/or Your Business and Your Business partners and directors. It must be read in conjunction with the enclosed policy, any endorsements applied to Your policy, Your Schedule, and the policy wording.This information has been taken into account when calculating the premium, terms and conditions upon which Your policy is formulated.
Please remember You must make a fair presentation of the risk to Us. This means that You must:
1. disclose to Us every material circumstance which You know or ought to know or, failing that, sufficient information to alert us that We need to make further enquiries; and
2. make such disclosure in a reasonably clear and accessible manner; and
3. ensure that, in such disclosure, any material representation as to a:
a. matter of fact is substantially correct; and
b. matter of expectation or belief is made in good faith.
A circumstance or representation is material if it would influence Our judgement (as a prudent insurer) in determining whether to take the risk and, if so, on what terms. You must also make a fair presentation of the risk to Us in connection with any variations, e.g., changes You wish to make to Your policy, in which case You must inform Your insurance adviser.
If You fail to make a fair presentation of the risk, then this could affect the extent of cover provided or could invalidate Your policy. If you are in anydoubt as to whether a circumstance is material, then You should disclose it.
You must check all the information contained in this Statement of Fact and Your Schedule and contact Your Insurance Adviser immediately if anydetails are incorrect or incomplete. Failure to do so may mean that Your policy is not valid, or We may not be liable to pay all or some of Your claim(s).
You should keep a record (including copies of letters) of all information supplied to the insurer for the purposes of the renewal of this insurance.
Any subsequent alterations to this Statement of Fact take precedence over the information contained within it.The following statements are correct
1. The tenants (and guarantor if applicable) have provided 2 valid forms of identification
2. The tenants (and guarantor if applicable) meet the affordability requirements
3. The tenants (and guarantor if applicable) have provided a clean credit check showing no satisfied or outstanding CCJs in the last three years
4. A valid tenancy agreement is in place
5. All legally required documents have been provided to the tenant(s)
6. If applicable you have a guarantor agreement
7. You have a copy of the Gas Safety Certificate and confirmation this was provided to the tenant at the start of the tenancy (where applicable).
8. You have a copy of the Energy Performance Certificate and confirmation this was provided to the tenant at the start of the tenancy.
9. You confirm any deposit taken has been properly protected in accordance with the relevant legislation or deposit replacement scheme.
10. You have evidence that the How to Rent Guide has been issued to the tenant prior to the tenancy agreement (where applicable).
11. A copy of check in inventory has been obtained and signed within 7 days of the start date of the tenancy or the landlord can prove that thetenant has been issued with a copy and had 7 days from receipt to challenge it in writing otherwise it is deemed as accepted.
12. You confirm you will keep accurate records of rental payments received.Insurance in name of a company• You and/or your business have not been subject to an investigation by HM Revenue and Customs which has resulted in a prosecution
Neither You or Your directors or partners involved with Your Business or any other company or business have:
1. Ever had a business insurance proposal declined, renewal refused, insurance cancelled or special terms appliedEver been convicted of or charged (but not yet tried) or been given an Official Police Caution in respect of any criminal offence other than a motoring offence which are not spent under the Rehabilitation of Offenders Act
2.In the last ten years been declared bankrupt or insolvent or been the subject of bankruptcy proceedings or insolvency proceedings or been disqualified from being a company director
3.In the last ten years been the subject of a County Court Judgement, an Individual Voluntary Arrangement, a CompanyVoluntary Arrangement or a Sheriff Court Decree
4. •Insurance in name of an individual(s) • You have not been subject to an investigation by HM Revenue and Customs which has resulted in a prosecution
You have:
1. never had a business insurance proposal declined, renewal refused, insurance cancelled or special terms applied
2. never been convicted of or charged (but not yet tried) or been given an Official Police Caution in respect of any criminal offence other than a motoring offence which are not spent under the Rehabilitation of Offenders Act

90-DAY CLAIM WINDOW
We offer a 90-day claim window, providing plenty of time to organise a claim from the date of the first rental payment missed by a tenant. Our claims process is really simple and all communications to the landlord are sent automatically, when a claim is submitted.
