A Guarantor will be required to sign a separate agreement with us to cover in the case of a Breach of the Tenancy.

Utility Consent*

Holding Deposit*
A holding deposit of 1 weeks rent (equal to the rent per calendar month x 12 / 52) will be taken in order for you to reserve the property and for us to begin referencing.
 
Unless otherwise agreed in writing by all parties, the Deadline for Agreement is 15 calendar days after we have received the holding deposit.

Within this 15-day period the application process will need to have completed, including but not limited to, the completion of the referencing process and signing of the tenancy agreement by all parties.

Upon successful completion of the application process within the Deadline for Agreement the holding deposit will be deducted from the first months rent.

If the landlord decides not to proceed with the tenancy before the Deadline for Agreement then the holding deposit will be refunded to you in full.

The holding deposit will be withheld if any of the following occur: 

* Failure of Right to Rent checks.
  * Provision of false or misleading information .
* You (or any relevant person including guarantor(s)) withdraw from the tenancy. 
  * Failure to sign the tenancy agreement within the agreed time frame. 
* Failure for the guarantor(s) to sign the tenancy agreement within the agreed time frame.

In the event that we intend to retain the holding deposit we will confirm this in writing and state the reason(s) why. This will be sent to you within 7 days of making the decision or within the Deadline for Agreement.
