Thanks for requesting a tenancy reference.  Once authorisation and payment are received we will provide it within 7-10 working days, although most are done much quicker.  The reference will cover three aspects required by most agents.

Tenant Reference Payment

  • Max. file size: 128 MB.
    We require a signed document from yourself (if you are the tenant) or from the tenant (if you are an agent). Photos taken from a written document on your phone are acceptable. Signature must match the AST Agreement.

Terms and Conditions of Reference

We will confirm the start and end dates of the tenancy, and confirm the tenants names registered on the AST. Note that we will not reference occupiers under any circumstances. If the tenants name/s do not match we will provide an email confirming that no match was found. If certain tenants match the details provided we will provide confirmation of the tenant/s that do match only, no other tenant details will be provided.

We will confirm the current rent paid or if the tenancy has already ended the rent at the end of the tenancy. 

We will confirm the address of the property. 

Serious Rent Arrears are defined as  1) more than 60 days in arrears or rent paid more than 7 days late in 3 out of previous 12 months. 2) Rent Arrears at the end of the tenancy which had to be chased for more than 30 days and in all cases when legal action was taken. 3) We cannot provide specific details of arrears. We will simply indicate either Serious Rent Arrears or Not. 

Damage Beyond Fair Wear and Tear is defined as Damage in excess of the deposit unless they paid the additional within 7 days of receipt of a valid claim. Damage as defined as beyond Fair Wear and Tear while avoiding betterment and considering appointment.

Anti-Social Behaviour is defined as more than 3 Anti-Social behaviour notices or where the same notices has been given twice or more. In any case, where council action was taken against the Tenant.
